Real Estate Transactions in Las Vegas

Transaction Counsel That Accounts for the Full Picture

Buying, selling, or investing in Nevada real estate involves more than signing contracts and transferring keys. How title is held, how a property fits into an estate plan, and whether any probate implications apply can all affect a transaction. At Bowler Twitchell, LLP, our attorneys bring more than 50 years of combined experience across real estate, business, and estate planning and probate law. That means we can advise on a transaction in full context, not in isolation.

We work with buyers, sellers, investors, and real estate professionals throughout Las Vegas and Nevada. Free initial consultations are available.

If you’re looking for a realtor attorney in Las Vegas who understands how real estate fits into your broader financial and legal picture, call (702) 703-6998 or reach out through our online contact form.

Real Estate Transaction Services We Provide

Las Vegas is one of Nevada’s most active real estate markets, with transactions spanning residential purchases, investment property acquisitions, and commercial deals. Each type carries its own documentation requirements, title considerations, and legal risks. We handle the legal aspects of transactions from contract through closing.

Our services in this area include:

  • Purchase and sale agreement drafting and review: We can draft contracts tailored to a transaction’s specific terms. We also review agreements to identify provisions that warrant negotiation before signing.
  • Title review: We help clients understand how title is held and what implications flow from each option, whether individually, jointly, through a trust, or via a business entity.
  • Entity formation for real estate holdings: We assist clients who want to hold real estate in an LLC or other business structure for asset protection purposes, coordinating that work with the transaction itself.
  • Trust and estate integration: When a property will be held in or transferred through a trust, we advise on how that structure interacts with Nevada real estate law, including the deed and recording requirements that apply.
  • Closing support: Nevada closings typically run through an escrow officer. We provide legal review and support throughout that process, particularly when transaction documents are non-standard or involve complex terms.

When Legal Counsel Matters Most in Nevada Real Estate

Nevada doesn’t require an attorney for most residential closings. Title companies and escrow officers handle the mechanics of standard transactions. Legal counsel can be particularly valuable when the transaction is anything but standard.

That includes situations such as:

  • Properties passing through probate or inherited from an estate
  • Real estate held in a trust that must be conveyed or refinanced
  • Non-standard contracts that fall outside approved template forms
  • High-value or investment transactions where documentation and due diligence deserve closer scrutiny
  • Title complications, disputes, or encumbrances that need to be resolved before closing
  • Transactions subject to Nevada’s community property rules, which require both spouses to join in executing any deed or encumbrance document

Under Nevada’s Statute of Frauds, real estate contracts must be in writing and signed by the party against whom enforcement is sought. We also stay current on changes to Nevada real estate law, including new written brokerage agreement requirements that took effect in late 2025 and added a layer of documentation to all transactions.

Our background in both estate planning and real estate law can be particularly helpful when a transaction and a probate or trust matter intersect. Those situations call for attorneys who understand both bodies of law, and we handle them regularly.
